The first step in starting your home buying process is to align yourself with a TEAM that has your best interest in mind who will work for you. There is no Realtor® costs to you from The Teston Team to represent you in your home purchase. In fact, it could cost you money if you are not properly represented in the transaction.
We will go over with you a plan of action to help you determine what areas and types of homes are best for you. Central Florida's 5 primary counties equal almost 6,000 square miles of land area. That's a LOT of land to cover!! We have agents in our group and team who specialize in specific areas of Central Florida and based on your location, wants and needs we can pair you up with experienced and knowledgable Realtors who KNOW the areas very well.
The second step in the home buying process is to speak with a lender about the different financing options. This is so important to have a knowledgable lender who will go over the types of financing options, interest rates, payments and amount needed for closing, as well as also to help you determine what fits YOU you and your needs BEST.
Even if you are not ready to start your home search today, START the conversation with a lender today. Did you know there is 17.6 million cases of identity theft each year? Do not wait until you're ready to put an offer in on the home of your dreams to find out that you've been a victim of identity theft. It's better to have your lender pull your credit to verify that all the information is correct and accurate at the initial conversation.
Once you've predetermined with your lender partner what budget you are comfortable with than we will set you up with a search in our MLS portal. There are a lot of real estate websites out there to search for homes on your own but our MLS system has real time inventory that updates instantly a home goes live/pending/sold on the market with no delay. We also don't have a reel you in strategy compared to other websites. That home that's still for sale that looks too good to be true sometimes is. Larger companies that specialize in websites that provide a search option to you for free a lot of times do a bait and switch tactic. They show an amazing home still available and when you click on the link looking for more information they pair you up with a real estate agent who pays for leads through their system. They'll tell you this home is no longer available but they'll find one for you that is.
If you see any homes that are not in our MLS system but you've seen on another online website, you drove by it, or heard about it through word of mouth, please give us a call or text and we'll immediately find out more information on that property.
